The Site
Site Background
As the name suggests the area where the existing flats are located was the site of the former Manor House. This was demolished in the 1970s to make way for the flats.
To the rear of the existing homes is a square parcel of land which measures nearly an acre, bounded by Admiral Park to the south and west.
The UK is widely considered to be in a housing crisis, caused by a combination of factors including a shortage of affordable homes, rising house prices, increasing rental costs and not enough housing development to meet demand.
There is a growing need for new homes in the local area too and we propose to bring forward an application for a small development of high quality 100% affordable homes on the land to the rear of the Manor House flats, pictured left.
We aim to create a safe, secure, robust and pleasant environment of high quality homes, focusing on design, sustainability and delivering energy-efficient homes.
The Site
We appointed a consultant team to carefully analyse the site, exploring various design options in order to deliver a high-quality residential scheme of new affordable homes for local residents.
The site is largely surrounded by modern housing, the exception being the existing council owned properties facing onto The Street. There are a number of mature good quality trees on the site.
Buildings around the site are mostly two storey in height and of a variety of ages. The existing Manor House flats are also two storey arranged around a landscaped courtyard, with parking separately to the north.
The site itself is set back from the road behind the existing flats and would be accessed through the existing parking area.
From a planning point of view, the site is in an urban location and is located within a parcel of land which has been allocated by the Council for development through the Local Plan.
Design Phase
Considerable time has been spent developing proposals for this site. We understand the importance of ensuring that this quality development fits in well with existing local properties and that local residents see the new development as providing a positive benefit to the area. Government and local planning policy has also been carefully considered.
It is also important that sufficient open space, parking, bin storage and cycle parking is available and that the new development relates well to the existing buildings on site.
The scheme was designed to be contemporary in style, using a brick and tile similar to the local area. The level of parking proposed will be in accordance with council requirements, along with cycle storage provided. In addition to this, a large shared public open space was proposed, along with space for clothes drying.
